This senior living community consists of apartments, a community room, laundry facilities on each floor, and storage with recreational trails and walkways to a variety of retail establishments and medical offices.
Column loads at the foundation range from 63 to 243 kips, and wall loads at the foundation are 6 klf. Subsurface conditions consist of three major strata. The uppermost stratum is generally identified as fill consisting of sandy clay to silty sand with gravel. Stratum I was encountered underlying the fill with consistencies ranging from very soft to very stiff and a relative density of medium dense. Stratum II was encountered underlying Stratum I with relative densities ranging from medium dense to very dense. Very soft material were encountered in some areas while ground water was not encountered within the depths explored.
A design-build Geopier system was selected. The Geopier design consists of estimating the compression capacity, modulus, and allowable bearing pressure of Geopier elements and developing a corresponding composite Geopier/matrix soil bearing pressure. A total of 193 thirty-inch diameter Geopier elements were installed to depths of 8 to 19 ft below the foundation base.
